Selling the lifestyle before it was built.

Southern Land Company was preparing to launch a 55+ active adult community within Westhaven, its master-planned neighborhood in Franklin. Before the amenities were built, the project had to be sold to two audiences: future residents and investors.

Carly Catalana, Senior Vice President of Marketing, brought the brief to Darkroom.

THE EXECUTION

20+ renders and 4 cinemagraphs, produced over three months. The set covers the residents' club inside and out: the exterior and courtyard, indoor and outdoor pools, fitness, café, dining and bar, library, teaching kitchen, theater, salon, sunroom and garden terrace. For a 55+ buyer, these spaces are the lifestyle they are buying into, so every render shows how the club will be lived in, not only how it looks. The cinemagraphs add subtle motion to the campaign across web and social.

WHAT IT DID

Marketing assets were ready for launch. The same visuals carried the investor presentation through to investor approval, and the full set was delivered on schedule.

WHY THIS MATTERS

In an active adult community, buyers are not only choosing a home. They are choosing a daily routine: where they swim, eat, train and meet their neighbors. When the club does not exist yet, the visualization has to show that life clearly enough to sell it. The same images show investors a project with a clear buyer and a clear reason to buy.
